Just this week alone, I’ve been working with several first time buyers. I put two under contract yesterday and I’m working on a third. What keeps coming up again and again is new construction, and that’s where a lot of buyers are finding real opportunity right now.


Why New Construction Is Showing Up for First Time Buyers

If you’re wanting a new home, new construction is where a lot of opportunity is right now. Builders are offering incentives, and some of them are offering up to $20,000 in concessions.

A lot of buyers don’t realize closing costs on a mortgage are usually around 3 percent of the purchase price. On a $400,000 home, that’s close to $12,000. Builder incentives can help offset that, and that makes a real difference.


What You Actually Get With a New Build

With new construction, you’re not just getting a house. You’re getting features like spray foam insulation, tankless water heaters, new HVAC systems, and a brand new roof.
